Iam on the fence with this one. It´s either the Zusi 3 Aerosoft edition or the Hobby edition. Most likely the hobby edition as it´s not dependent of Steam smile2

Both edition are the same, the Aerosoft edition needs Steam to activate, the Hobby edition is sent to you in a USB stick. The Hobby edition just needs a internet connection for updates.

Zusi 3 is a very realistic train simulation, even used for pro training as there´s a pro version. Graphics are serviceable so don´t expect a TSW 2020 look to it. It´s more like "Run 8" in that sense.
