So I found this on steam. Sailing is not my thing but if you are in to sailing and suchlike you may want to check it out

Have been watching this since earlier this year.

On the fence a little as it doesn't yet have a sextant, lot of reliance on GPS and the hud system. If they develop a more hardcore interface that can be used to train without the HUD indicators I think I will grab this.

So it went on sale and I bought it.

It is very good! It is still clearly early access software, but they seem to have their priorities quite straight. They have focused on getting the aerodynamics of sails and sail trimming into the sim properly, and they've done a good job of it.

Stuff still needs to be worked on like the rolling and yawing movements of the boat, horizon etc. But it looks like this sim has a good start.

Same here. I really like the fact that I can jump in for 5 minutes, check how things are looking, adjust the boat and its course if needed, then let it sail its plotted course on its own offline (and receive emails updated me on that). I also agree wit Longbow that it's great that they've started with a really detailed handling of the sails, which previous sailing sims hadn't done.
