Lots of factors caused this,


1. Large population growth since the 80's means more demand for housing and thus higher real estate prices.

2. Large population migration from former Rust Belt cities to the South and Southwest means inflated real estate prices where most people want to live and depressed real estate prices where no one wants to live.

3. Increasing population growth coupled with declining demand for labor due to technology and automation means stagnant wages. This is especially true for blue collar mid to low skilled jobs. In essence, we have a surplus of human capital.

Yea agree to all those Panzer and #2 definitely applies here in Texas especially in the Austin area although in the Austin case they basically came from many different states but the common denominator was cheaper land/houses

Texas is quickly going down the same path as Florida. Real estate is getting more and more expensive in the major metro areas where the jobs are while real estate remains cheap in the lightly urbanized and rural (read: very few jobs) areas. Eventually these hot States reach a tipping point where real estate gets too expensive so less and less people start moving there and will then start moving to a different State. Lather, rinse, repeat.

I can't remember the name of the county but there's one in West Texas near the Mexico border that is larger than Rhode Island but it has a population of about 1,000. Lol.

Absolutely correct and hence it explains why most large metro areas have expensive real estate. In my state of Florida there is a direct correlation between population density and real estate prices.

Could be Terrell County, 2350 sqmi, pop 984. (RI 1045 sqmi)

The Fw190A could not fly with the outer cannon removed.
There was no Fw190A-8s flying with the JGs in 1945.

I know that too well. I live one county away from Washington, DC (Prince William county). I bought this house a year and a half a go and paid about 15x what it sold for, new, 49 years ago. Not too many years ago, the prices were even higher.

One thing I find a little crazy is the increase in property taxes each year (I live in Williamson County, just North of Austin). It seems unfair to me that you can buy a house that seems affordable, but because you are in an area that is becoming more popular, the value of your home increases substantially, but along with that so does your taxes. My house has increased in appraised value by about 30% in the 5 years I have lived here. That equates to a pretty hefty hike in taxes (they appraise the property annually). I am pretty fortunate in that my salary has increased each year (so far), but I know of people who have reached a point where they can no longer afford the monthly payments.

It seems a little off to me. On the flip side, we don't have a State Income Tax here in Texas, but I think that maybe an income tax would be a fairer way to do it.

The big issue with property taxes is that it provides by far the largest source of revenue for public education. Public education is also by far the largest single expense for each State.

This is the reason why local and State governments always keep a close tab on property values and will always seek a great excuse to raise property taxes.

Also, there are bills that people didn't have in 1975:

Mobile phone, cable TV, Internet, etc. People are spending more on "entertainment" that ever.

Then there are higher health care costs (including insurance, higher car insurance).
