Its the same story in most of the capital city's worldwide I am afraid, and its only going to get worse. the concept of social housing is a thing of the past, It has a negative effect on the lower end house prices and the city/Banks don't like it and despite what the politician's say they tow the line. Here in Ireland over the last five years the government has let thousands of privately build unsold homes which they bought off the banks or should I say were forced to buy off the banks rot away even though Ireland now has a huge homeless family crisis all to keep house prices artificially high. I think this topic will end up in the PWEC but its a good subject. (social housing is a subject close to my hart I used to be a housing officer.)

Part of the problem is that the governments limit building. In CA they vote for preserves where homes can't be built, thereby driving up the prices. Sowell has written extensively about this issue.

There was an article last week about a San Francisco slumlord driving up rent in his rat infested dump by 300% or something.
Let me see if I can find it. That's happening all over San Francisco. And that's not including the landlords that have purposely set fire to their properties to force out lower-class tenant so they can rebuild and charge higher rents. And it's not 300%, it's closer to 400% in a lot of parts.

If you cant afford a down payment and mortgage payments where you live then you have to move. It's not nearly that simple. At least in the US, most areas with cheap real estate also have crappy job markets. The areas with good job markets attract a high influx of people (i.e. demand) and thus increases real estate values. You basically have to live where very few other people want to live if you want to get an "affordable" mortgage.

Uh, Panzer, most of us in the USA don't live in cities bordered by either oceans or swamps and there's room to expand to. The third option is to buy early ahead of the housing trend and watch as things grow up around one (along with property values). My wife is one smart cookie!

It's worse than that in my area (Tri-valley - San Ramon, Dublin, Pleasanton, and Livermore). A few years after the preserve is set the cities want/need more revenue so they open them up to development but since they aren't that big to begin with you get something like this.

Don't I know this; daughter no.2 has just started her medical studies at King's in London and her Halls accommodation rent cost for a week what she was paying for a month at University of Bangor (Tiny town in North Wales, where the student body outnumbers the residents) for her first degree. One advantage is she can never get lost as her halls are under the Shard which can be seen all over London! Also as this is her second degree we do not receive any state funding. All will be well though, she has promised me she would find the best nursing home for me when she qualifies!
